Happy to help and glad it worked out! Like I said, she's good people and she legit cares. Now find yourself something sweet and start packing! LolOMG Brian you rock. I've been in touch with Cjay and she will be my realtor; I had some properties in mind, almost on her doorstep and discovered she has great connections. Godsend! Thanks very much.
Sadly we need to wait until spring to put our home on the market and the moment it sells or near closing, we intend to move everything we need to storage in LV, we will rent a 1 or 2 bed appt for a month or two while we decide which property to purchase. With forum members blessings, it may happen soon thereafter.Happy to help and glad it worked out! Like I said, she's good people and she legit cares. Thats a cert. It has to be a home with at least a three car RV garage no matter what the wife thinks. I need an RV garage to help use its high walls for shelving and hanging my huge RC planes. Coming from a home with 4500sf of garage/shop (3300sf) and 1200sf of an empty unfinished media room, I think I deserve at least a large RV garage or a three car tandem garage at a bare minimum. Where we currently live with our six acres in a highly secure development with the entry gate 3/4 mile away and nothing gets past without me finding out (I built the security systems for our development and manage gate access etc.), its extemely safe however due to the size of our home and close proximity to the Canadian border, I don't take any chances and park our cars in our garages. I know its going to be a culture and home size shock, when scaling down to 1/4 acre and 3-4000sf home and neighbors/homes closeby. We are doing it for warmer drier weather and proximity to our son (future grand children). It could still take a year to sell our home; hopefully by this time next year we could be in Vegas if I don't 'pop my clogs' before that. You guys will be the first to find out!I lived in Las Vegas for 25 years. I had many custom built cars and trucks while there, and nearly always kept them in the garage. On two occasions when my GMC Jimmy was parked on the street, it was stolen by breaking the drivers window out and being hot wired. Metro police found the truck in the bario (28th street gang territory) sitting on the frame as the thieves stole my Budnik billet wheels and stereo.
My wife's custom car was always garage kept until one day I was sick and left it beside the garage. Thieves pulled out the passenger window, crawled in, and stole $12k worth of audio/video equipment without the alarm going off. Those thieves were eventually caught.
pinebaron - To your question, if you park outside it is best to tint your windows. I even tinted the full windshield on my custom vehicles. It's illegal, so if you ever get caught, you have to remove the tint. For security, park behind a side gate in your yard so the bad guys don't have easy access and your truck will be screened from view.
LegalBrief - I don't agree car theft is rare in Las Vegas. It happened to us these two times and a home burglary once. And we have CCW's and my father was a retired LA cop (and a victim of crime).
however my budget is quite open, I like to have space and would prefer at least 3000-4000sf, to me that would still be a squeeze with my impractical brain; would hate to exceed $1.3m ....
My house has a 4 car garage, RV parking, 6 bedrooms, 2 offices, 5,000sq ft, 1/2 acre lot, i just checked Zillow and its telling me its estimated at $800k.
You can get a lot of house if you try to hit your budget.
I used to park my 2004 Yukon Denali XL sort of at an angle (it can park straight, but put cabinets and tool carts), but now I park my 2025 Yukon Denali (non XL) inside the garage.
Since 2013, I parked my Avalanche outdoors with no window tint until this year, However, the side of my driveway has trees for shade.
However, there is a gap between my house and the trees, sunlight can hit the driveway between noon-2pm
About 2019, my driver side mirror on the Avalanche started to burn from the sun (i park backwards).
I suspected that it was from the sunlight around noon-2pm when the sun would hit the mirror (driveway faces north/south and i park facing north). I've since replaced that mirror with an OEM, and started to fold the mirrors but this year it started to burn again.
My 2004 Yukon, parks in the driveway facing the house (south), its been parked outdoors since February this year, no ceramic windshield tint.
About September, the passenger side door handle leather started to shrink, which i suspect is from the sunlight around noon-2pm also.
That was the only sun damage that I had on the Avalanche.
Now I park my 2500 in that lane of the driveway, and I added window tint (see signature for the type)
I also bought a dash cover to help protect the leather from shrinking from sunlight.
As far as theft, you might want to research the areas you want to move to.
Some of the newer areas, such as Summerlin, have lots of crime.
I'm in an area that is highly residential, overlooking the valley in a gated community and crime is pretty low.
In fact, some of our neighbors even leave their garage doors open at night (crazy).
However, when we do have crime, police show up fast here
(sorry for hijack)
long story, i have 21 cameras, helicopter flew over us for 15mins, because of a drag race crash that ended near by and drivers ran away.
Police knocked, searched backyard with a K9, because they found stuff in backyard next to us.
They asked if they can review camera footage with me, so we did, while talking about Staccatos, since my buddy in SFPD Swat is trying to sell me one.
We see the suspect on camera jump the neighbors wall, so they had a direction he went. They walked away and searched there.
I come inside, grab my 7month old, and pistol, and sit at my desk watching the cameras, then boom, my backyard motion lights turn on, i see the guy. Call 911, then ran out with my pistol, since the guy was hiding behind my 2500hd, i open garage, he goes to side of house, i run down driveway, tell police he is here. The guy decides to make a run for it and runs down the street, they catch him, hehe (have video and a nice picture of the arrest
Our #1 area is around Mountain Edge , east of it between there and Henderson region. We’ve only focused on new construction, their prices will depend on market demand when we actually make the purchase. Our leverage would be cash purchase and very quick closing.
