You don’t have to Google very hard to learn that NV has the highest car theft rate in the country and the highest auto insurance cost.
Actually it’s #8 but that has largely to do with there are fewer people.

NV is happy, no income tax, credit for trade in sakes tax on new car, no tax on second purchase and the list goes on…

The area we are looking to purchase in LV is lower crime rate in LV. I realize its not anywhere as safe as where we currently live in WA, in a gated community with few houses. Theres a risk in a move to LV and its a decision we are not taking lightly.
 

So we are off to Las Vegas in three weeks to test the waters and look at a few properties. Our search seems to constrained by locating properties with 25' deep garages. Honestly our choice of new homes easily tripple if I were to accept a 2 car garage and park my truck in the driveway. I mean how can I do that? Am I crazy? I can't swap the truck for a shorter one since its bed is just about long enough to carry my rc planes. Homes with larger garages are no doubt larger, elegant, in many cases comparable to our present home, however, larger, elegant etc. means a lot more expensive. Its not just the cost of intial purchase, which is going to be a cash purchase, larger homes means higher property taxes, untilities etc. On one hand I think 'F.... it' we may have 5-10-20 years at most left to live, may as well continue to live well.
On the other hand, I could say, screw the truck, let it bake in the heat outside, be subject to theft, fading etc. save our cash and live a moderate life. Its a very hard and tough decision.
 

If your children are good, living good, financially independent, and happy, then spend the money. You only live once. Like we have told our parents.... spend the money, we want them to be happy, here with us, living well, rather then not having them, and the money they left us. At the age you guy are at, you've earned it, now its time to enjoy your guys life time of hard work. Why cut corners, save the money? You can't take it with you.....

Honestly we could even continue to live in this mansion but it makes no sense to live in 6 acres, and a 10,000+sf home, just the two of us. We are both clean freaks and home and lawns etc. take time to maintain. In LV, no lawns, no mowers, home about half the size plus great weather be perfect. Plus the equity we cash in from this home will only make it even easier. In LV we'll be close to our son. Be fun for me, he races RC gas and electric cars and I'll fly my RC planes in the field next to it. Plus if he decides to have a kid or two, it will be an extra bonus for us.
 

I hate parking any vehicle outside. My 1500 fit in the 3 car garage with Jeep Wrangler. Since them I have gotten another Wrangler so those two get the garage. Part of the reason I went with 2500 this time because it was doing to be in the driveway either way. 2500 won't fit.

Then build what you want, just smaller then what you currently own. Problem solved. Don't park that truck outside. She is to pretty for all that.

No, this time I'm not building anything, I've built too many homes and its way too much effort. I've seen exactly what I like in Henderson, assuming I can make a deal plus some effort to reel my wife's opinion in. End of the day its usuallly my decision with her permission :ROFLMAO:

No matter how good today’s products are the sun causes havoc on trim pieces. Prefer to get in car opposite of outside climate plus stays clean much longer especially windshield. Currently blessed to have enough room in garage to easily work on or around truck.

Perhaps you can find a home where you can extend the garage or install an overhang on side yard. At the end of day it’s a first world problem.

Even a carport helps tremendously. Had a 1 car garage, 2 deep and a carport that covered 2 trucks and a bike, it also served as a deck coming off of the 2nd floor master bedroom in Florida.

My current search includes homes with 3 car garages/RV parking. Found a perfect new construction home just under 4000sf, with four car garage, two tandem, plus RV parking on the side which I can use to park my 10' trailer. All assuming it does not sell before we get there else I'll have to restart my search. Our home here is expected to go on the market in the next two or three weeks. Time will tell what we end up doing.

Hey Brian, I can't thank you enough for introducing us to Cjay. She was absolutely terrific and even that's an understatement. She helped us see several properties and her continued guidance has helped decide areas we would want to live in/around Las Vegas. I was almost ready to write out a check however it makes sense to sell our home here before purchasing the next :(. We are definitely moving and into a new construction home with an RV garage which are available. I measured the truck nose to tail with the winch etc. and 22' will leave only inches to spare on each end and even that s hard to find in non-rv garage homes which have garages 19-21' deep at most.
