2500HD AT4X parking in NV: Deep garage or park in driveway?

Need some help/guidance:

So we are considering downsizing and contemplating a move to Las Vegas, NV however most homes in the Vegas area have a maximum garage depth of 22', our current one is 25' and is great for parking my truck. Vegas homes with deeper garages are not easy to find. Building another custom home defeats the purpose of downsizing/cost etc.

The question I have, know several here live in very warrm cities even in the desert; would you or do you park your truck, out in the driveway in extreme hot sun/weather? Any side affects, fading, drying out, plastic melting etc. Plus theres always risk of theft too.

We could no doubt purchase a property away from Vegas, lower cost, larger footprint, larger deeper garages etc. but then we would be at least 45 minutes or more from Vegas, where our son lives.

Lived in AZ for most of my childhood and youngs adult life, if you can avoid parking your truck outside, do so. The desert heat and sun will reak havoc on your truck after some time. Like AZ, NV sees 100 degree days most of the spring, summer, and into the fall. You will end up seeing faided paint, interior issues, etc eventually. I would do everything I could to not have to park that awesome looking rig outdoors. From what I know, your truck shoukd be 250.8 inches, take into consideration your winch fairlead and hook, maybe 256 inches? That's i think around 21ft 4inches. You have plenty of room to squeeze that big girl in there. Would be close, but I've got mine down to a science with only a inch to spare front and back.

Any houses available with a 3 car tandem garage? I park my wife's car on the single side and my truck is on the tandem side with our extra freezer and storage racks in the front of the tandem.

Thank you guys, you have provided answers I was looking for.

Plenty of houses with 3 car tandem however even deeper garages are no more than 22'. Also taking @Johnv76 advise, my only choice is to purchase 45 mins west of Vegas, larger properties, 1/2 - 1ac, RV parking and huge garages plus they are tens of thousands less and my wife agrees they are good, which is half the battle won.

not in any of the new construction Vegas homes unless I go million plus which defeats the whole move. We want to sell this multi-million dollar mansion we live in, take the cash and put majority of it away, we both need to retire. The 1/2ac properties 45 min away, not only have larger three car garages but there's enough space in the yard for a shop/shed etc. Sure its not Vegas but 45 mins not too bad a drive to our son or enjoy a night out in Vegas.
 

I’m in N NV… you want to tint all windows with nano ceramic tint, including the sunroof. You can use clear, but the product is magic as it reflects the bulk of the heat and UV. Lots of professional installers in NV.

After that you will be fine, some shade will always be preferred… it’s NV

I'll certainly keep that in mind and get it done once we move for sure.

I live in Vegas, the Green Valley area to be more specific. My truck doesn't fit in the garage and sits outside the house in all temperatures. And yes, it gets hot outside and inside.

My windows and windshield are tinted, 5% ceramic all the way around, plus 30% on the windshield and sunroof. Don't leave anything in the truck that will melt, and crack your window(s) just slightly. I also have a nice reflective sun-visor in the windshield for when the truck is parked that makes a difference as well.

Washing your truck and keeping it clean will help the paint from oxidizing, fading, or drying out. Detailers are a dime a dozen here and will cruise to your house.

You aren't going to find a nice deep garage unless you have a custom build or find an older, rare, deep 3rd car garage. For reference, something with garage space like that will have a starting price tag around $600K+. My folks home sold in March 2021, just before everything took off again out here. 3500 sq feet, 15,000 sq ft lot, 3 car garage that our trucks could fit in, and it sold for $700K. They had owned it since 1992.

Pahrump & Mesquite have custom homes with large garages worth checking out. Both cities are about 45min outside of Vegas, but the cost of living is slightly better.

My best advice for having a vehicle out here;
1.) Invest in really good window tint.
2.) PPF is your trucks best friend on our streets.
3.) Find a good car wash or detailer to cruise over every (2) weeks or so to bathe your beast.

I know we can get a large property with three car garage, plenty of land around the 600k mark which is what we were aiming for. The next option is a custom home in Mountains Edge area with an RV garage and thats around the 900k mark. Anything 600k in Vegas has 20 or maximum 22' deep garage. So the difference is basically 300k being close to our son and keeping me happy; I'm ok with that knowing the higher price tag will be accompanied by higher property taxes and also a higher HOA fees. An RV garage will give me room to put tool chests and racks high up for my large model planes.

We intend to travel to Vegas around the weekend of the 24th to scout around and take a decision if we want to spend less and live 45minutes away or spend a little more and be in Vegas; its likely going to be the latter, we are getting old and its best we live close to our son.

Theft, theft, theft … my previous residence was in an HOA in Carlsbad, CA. The only crime I saw in 20 years there were thefts of (and from) cars parked outside in driveway or on street. Garage your truck!
